Which Homebuyers in Ontario Can Pay No GST with New Rebate Program Updates

Date Posted
15 July 2026

Some Ontario homebuyers may be able to pay no GST under the new home HST rebate updates. Still, the opportunity is mainly for eligible first-time buyers purchasing newly built or substantially renovated homes. The HST rebate in Ontario can create meaningful savings, but there are still rules, deadlines, price limits, and application details that can confuse buyers. If you are trying to understand whether the first-time homebuyers rebate applies to your purchase, we recommend speaking with Rebate4U before assuming the rebate will be handled automatically.

The biggest change is the federal First-Time Home Buyer GST Rebate. This rebate is designed to remove the federal GST portion on qualifying new homes valued up to $1 million, with a partial rebate available on homes valued between $1 million and $1.5 million. Homes priced at $1.5 million or more do not qualify for this federal rebate.

Which Homebuyers in Ontario Can Pay No GST with New Rebate Program Updates

Who Can Pay No GST on their New Home?

Based on the updated program, the strongest opportunity applies to first-time buyers purchasing a newly built or substantially renovated home that will be used as their primary residence. The home must not be a resale property, and the buyer must be the first occupant.

The agreement of purchase and sale must also fall within the eligible window. The rebate applies to agreements entered into on or after March 20, 2025, and before January 1, 2031. This date matters because agreements signed before the window do not qualify, and cancelling or assigning an older agreement may not create eligibility.

To qualify, buyers must generally be at least 18 years old, be a Canadian citizen or permanent resident, and must not have lived in a home they or their spouse or common-law partner owned in the current calendar year or previous four calendar years. It must also be the first time that buyers are claiming this rebate.

Why the Rules Can Be Confusing

The first-time homebuyers rebate sounds simple, but small details can change eligibility. A buyer may consider themselves a first-time buyer, but if their spouse owned a primary residence recently, that may affect the claim. Another buyer may have sold a home a few years ago and rented since then, but still fall inside the four-year lookback period. If you’re uncertain about where you fit in the eligibility for the HST Rebate in Ontario and first-time homebuyer rebates, book a consultation with the experienced professionals at Rebate4U.

When Buyers May Need to Apply Themselves

In many new construction purchases, the builder typically will credit the rebate at closing. However, this does not always happen. If you closed before the law was passed, the builder may not have been able to apply the rebate to your statement of adjustments. In which case, you may need to apply directly to the CRA after closing.

At Rebate4U, we help buyers understand whether the builder handled the rebate, whether the buyer needs to file personally, and what documents may be required. We also support rebate applications for new homes, new condos, rental properties, and situations where the process is less straightforward.
