Based on the updated program, the strongest opportunity applies to first-time buyers purchasing a newly built or substantially renovated home that will be used as their primary residence. The home must not be a resale property, and the buyer must be the first occupant.
The agreement of purchase and sale must also fall within the eligible window. The rebate applies to agreements entered into on or after March 20, 2025, and before January 1, 2031. This date matters because agreements signed before the window do not qualify, and cancelling or assigning an older agreement may not create eligibility.
To qualify, buyers must generally be at least 18 years old, be a Canadian citizen or permanent resident, and must not have lived in a home they or their spouse or common-law partner owned in the current calendar year or previous four calendar years. It must also be the first time that buyers are claiming this rebate.
