You find yourself suddenly hit with numerous bills including water, hydro, gas, property taxes, monthly mortgage payments, home insurance and Internet, cable and phone bills. Home renovations can be for both functional reasons and to accommodate personal preferences. If you're looking to cut some of your regular housing costs, energy-efficient renovations can help with that and improve your resale value. Keep in mind, if you're looking for an HST housing rebate, you'll need to gut at least 90 per cent of your home's indoor space. But there are other rebates that you might be eligible for. Before you ahead and replace your water heater or furnace a good first step is to attain an EnerGuide home evaluation, which will give you an idea of where your home stands in energy efficiency. An energy advisor will visit your home and assign your property a rating from 0-100 with 0 meaning you live in an older house. They will base their assessment on your home's air leakage, as well as evaluating mechanical equipment in your home, such as your washing machine and dryer, your windows and how good/bad insulation levels are in your home. When the assessment is done, homeowners will receive a personalized report which details green home improvements that you can improve. You'll also receive a sticker, which can come handy  when it comes time to sell your property in the future.
